Malgre son emplacement, qui peut etre considere comme trop loin du centre de Los Angeles, le service est bon et les chambres correctes. La piscine est tres bien entretenue.

Hôtel très bien situé pour nos centres d'intérêts, dans un quartier relativement calme (mis à part les quelques "pilotes" sur les boulevards durant la nuit). Les plus : personnel très pro, chambres bien équipées, petit déjeuner complet (faut juste éviter d'arriver aux heures de pointes sous peine de devoir attendre son tour, mais un canapé confortable rend l'attente agréable). Les moins : isolation sonore faible, pommeau de douche assez bas, pas de clim automatique. On y retournera sans hésiter !

hôtel très bien situé - à 10 mn à pied de Disneyland - avec des commerces et de quoi se restaurer - malgré des travaux en cours (changement d'enseigne vers INDIGO), n'avons pas été incommodés - personnel serviable - formule du petit déjeuner inclus très pratique lorsqu'on voyage avec des enfants

Très bon hôtel !! Mais attention parking payant !!! Et nul part ou se garer en dehors de l'hôtel je crois que le prix était entre 15 et 20 dollar par jour !! C'est le seule point négatif mise à part qu'il n'y a pas de prise européen donc n'oublier pas dacheter un adaptateur en France car galère à trouver à L.A.

"Wish I could sleep outside in the jacuzzi area..."
Wow- if we weren't tucked in the gross part of the building, it would have been nice. However spending time in the jacuzzi on the nice side of the complex, overlooking the bike bath, the park, the sand and pier.... was awesome... Just never wanted to step foot in the room...

Those who do their research will know what to expect of the Balboa Inn. It is not a Marriot or Hilton and is not an extravagant beach-front condominium. The rooms are dated, but for those who want to visit Newport Beach to enjoy the restaurants, shopping, and the beach will realize that the Balboa Inn is a great choice. The staff is very friendly and the restaurant offers a very generous continental breakfast. Also, it is only one block to the ferry that provides access to the beautiful Balboa Island, a must place to explore and enjoy when in Newport Beach. "go some where else"
The "deluxe" room is still furnished from the 1960's. Room doesn't have even the basic amenities, such as coffee, hair dryer, etc. Fire place is a joke. Save some money and go to the "Newport Beach Hotel". It's cheaper, very nice rooms, great amenities.
"Good location, but not worth the price...."
The hotel is in a prime spot on the Newport Beach front but I really didn't see why I was paying that much for a 'family suite' if you could even call it that. The room was nothing more than a standard room with two different sizes of beds. The staff was wonderful even when I had to complain about the late night party going on in the room next to us. "Disgusting"
Very dissapointing, very noisey, they allowed pets (did not know this at the time of the reservation), barking all night. Room next to stairs to get to the second floor. After one night the next morning wasted started backing up in the bath tub. The room was disgusting, not to mention the sink almost coming off of the wall.

I booked this for myself and 3 other business collegues due to the great location and the great price. The location did not disappoint within a stones throw of Balboa Pier. But note, there are two phases to this hotel - modern and "film noir" - guess which phase we got. I was looking over my shoulder for Peter Lorre. Location couldn't be better but it's sad that the owner of the property seems to not take pride in his property. A little would go a long way. Hire a painting contractor to properly paint the rooms,hallways,etc....My room was missing the window treatment. The curtain rods were left and one was left dangling unattached to the wall. Never could get the […] hot water to work in the bathroom sink. I grew up in the area and it saddens me that a historical place such as the Balboa Inn has been disrespectfully neglected. We paid for an upgrade to the new building, which is by far nicer than the old building. What we were not happy about is that our "ocean view" room meant that we had to look across a very large public parking lot to the ocean. Not worth the price for ocean view.

"Save your money!"
The bed was like sleeping on a hard table. Under the bed was dirty. There were ACTUAL electrodes under the bed! Did the guy before me die, I'll never know. The cantina below had drunk people yelling til 3am. I sent my parents here for a romantic getaway... No way!!! It was no good for them, or families. SAVE YOUR MONEY!!!!

LOVED the location......within walking distance of the beach, pier, restaurants and bars. Not a far drive to Fashion Island Mall (great shopping). Just a Ferry ride away from Balboa Island!!! What a great girls trip!!!!
"Worst Place to Stay in Newport Beach"
I live close by and like to spend nights away from home here and there. This time we chose to stay at the Balboa Inn. The service was the worst I have EVER experienced and I stay in a lot of hotels for work. At first they could not find our reservation. After about 30 minutes they finally found it and gave us our room. This was a mid-weeknight stay […] and the hotel was practically empty but they still put us on the street side with our windows directly facing the bar across the street. It was loud but to somewhat be expected as we knew the bar was across the way. Even with closing the windows you could here the music and cars passing by. You would think with an empty hotel, they might put you in a quieter area. The next morning we were woken up at 545 in the morning by a guest who was on the phone with the airline company because he had missed his flight. He was downstairs outside our window and after asking him multiple times to keep it down we complained to the front desk who did nothing to fix it. When checking out, we spoke with the manager, Laura who was extremely rude and when we shared our experience she did nothing more than tell us they have no control of the outside noise. She was very rude and kept cutting us off. I will NEVER stay here again or recommend this hotel to anyone. Lisez la suite

awesome place, super close to the beach/restaurants/shops. We stayed in the "old" part of the building. fine digs, just not quite worth what i spent. although, there weren't many other options really, so supply and demand i guess. if you want to stay near the beach this was the place. cool building, just needs a bunch of updating.

Our room had not had a remodel in a long time. some paint was peeling and faucets in bathroom did not work properly. The carpet was dirty. The staff was great and I found them to be very friendly and helpful. I saw another room and it was beautifully redone.

This hotel is in an exceptional location. Overall, it is a great value. The room was large and clean. However, the bathroom sink faucet was old,very difficult to turn on and off and badly needed replacement. The staff was accomodating and helpful. We would stay there again despite the defects.

We were unable to turn on the water in our bathroom sink and my daughter was unable to turn off the water in the Public Restrooms downstairs. We had trouble opening the door with our keycards sometimes. We stayed in the older building and were not made aware of the newer building.

We stayed at the Balboa Inn in December for the Newport Beach boat parade. We have never had a problem and we think of the hotel as quaint, not old! I think too many people expect too much when staying here. The front desk personell are always friendly and very helpful and the rooms with fireplaces are very cozy. "Balboa Inn - Run down but great locale"
Our stay at Balboa was bittersweet. It is in the best location is all of Newport. It is within walking distance to pretty much everything there is to see. The catch is the hotel is very run down. You can see they have not put one dollar back into the property. The decor is the same as I'm sure it was when it was built. It looked like a 70's throwback […] which might be ok if it was done purposely. Also the Italian restaurant's "manager" was very rude to us regarding our dog. We were told by the front desk manager that we could eat with our dog on the patio but once we were seated the female manager came over and lectured us and was very rude. We left immediately. I would recommend this hotel if you are looking for a great locale and do not care about the condition of the room. Also, do not let their dog-friendly claims fool you. They are dog friendly rooms but their surrounding facilities are very rude to dog owners so what is the point. Lisez la suite

Nice location, but would not stay there again unless I had to. I understand it was built back in the 1920's, so I get it, it's an old hotel. But when they tried to repaint and such, the job that was done was HORRIBLE! And our windows wouldn't close and we could hear the people next door and out in the hall. Great stay! Comfortable, but most of all great view! We got the balcony upgrade due to a special they offered which was well worth it! & the beach location was perfect! "Charming - get over it!"
We read all the reviews and worried about finding a "dump" but we were pleased to find charm instead. Yes, the hotel is old and yes, there were a few maintenance items that were not perfect but it really was the place to stay in Newport Beach. We had two rooms in the older section - they were unique and interesting - one had hardwood floors, one had […] carpet. They both had views of the water. They both had workjing gas fireplaces (when was the last time you stayed in a hotel with a fireplace in your room?) We all thought the hotel was reminiscent of the French Quarter in New Orleans. We enjoyed the breakfast and thought it was as good a Continental Breakfast as most places that offer one - better than many. We would stay there again. Lisez la suite
"Not As Shown!"
The Balboa Inn is really cute from the outside and sits right on the beach. There is obviously a new and old section which have been blended very well - you really can't tell by looking. Obviously the pictures shown online are from the "new" section because the room we were given was NOTHING like the photos we saw. The room was SO small the night stands […] were turned sideways to fit between the bed and walls, there were cobwebs all along the top of the draperies and thick dust along the door frames. Everything in the room had been unplugged. We had to go through and plug in each lamp, TV, etc. so we got the feeling these rooms weren't used as much and were maybe saved for the reduced online price reservations. The only saving factor was that the bed and bedding were wonderful - we all agreed it was the best sleep we'd had in a long time. The hotel has a beautiful tiled courtyard that leads up to the rooms. "Balboa Inn was great respite!"
After three days at Disneyland, the Balboa Inn was exactly what we needed. Located on the beach, it was in a quiet neighborhood with nothing but the sound of waves. Will be returning next year!
"all about location"
Our son booked this hotel for us for our visit to Newport Beach. We checked out the web site when he told us of the booking. It looked great, location was good, had all the amenities that we were looking for ie: refrigerator, hair dryer, coffee maker,( we are early risers) when we arrived at our room, it was very small, no refrigerator, no coffee pot, […] no hair dryer. There was one mirror in the bathroom with only one working bulb in the 4 bulb light fixture!!! the next morning I complained and they said I could up grade for additional cost. We did because we were staying for a week. the bigger room was much better but still they just miss the mark, all the light fixtrues had burnt out bulbs, no hooks in the bathroom for robes, small space to put toileteries. Was not happy, for the money I think we could have gotten a nicer place. and even though you are paying for the location, for ourselves ( over 50) it was very loud late into the evening. I would say, go stay somewhere else and drive to the location when you wanted to be by the ocean. Lisez la suite

This place could be 4 stars if they scoured and maintained the rooms, changed the lightbulbs and maintained the furniture, fixed the blinds, and took care of annoying things like noisy ceiling fans. There is so much charm here--the ocean, the sounds, breakfast on the roof, the neighborhood--primo real estate. Some of the views are not so hot (brick […] wall accross alley). "Had a nice weekend"
just stayed overnight with my wife in the resort suite. The bed was very comfortable and our Dog was welcome in the suite. The balcony was nice to sit on in the morning and listen to the shorebreak which often sounded like thunder. The only complaint was that the bathtub was one of those deep jetted tubs, but the water pressure was so low that it would […] have taken an hour to fill it. We opted for the big hot tub in the courtyard instead. We'd stay here again, but only in the resort suite, as the reviews of the "lesser" rooms do not sound appealing. Lisez la suite

While not a five star resort the perks of staying here were worth the ratings. Convenience to ocean, beach, and harbor yet away from the crowds. Enough choices within walking distance for shopping and dining. Parking is ridiculous no matter where you are in CA, best to just park the car and walk or rent a bike. "If it wasn't close to the ocean..."
From the pictures of Balboa Inn, we thought we would be in for a real treat. When we arrived we were met with a not so homey atmosphere. The buliding itself is a historic landmark, and you can definitely have the feel for it. The rooms are much smaller than we anticipated. If it wasn't for the 'partial' ocean view, it was well not worth the money spent. […] The night time is very loud due to the bars right next door and patrons taking walks seemingly right through the complex. The staff wasn't the friendliest or knowledgeable of activites going on around Newport Beach, which for a visitor, is very disappointing. This was our first time visiting this part of California, and from this visit alone, we will be thinking twice of staying that close to the beach or at Balboa Inn. Lisez la suite

Room was comfortable, but we were in the wrong place, next to the outside patio which was very noisy in the mornings. It was not outstanding, but adequate and the location, for our needs, was excellent.

Great location. Room was very old with a broken light and almost no electrical outlets. TV had no sound on some major networks and parking is $25+ per day. Internet is $10/day. So, you are basically paying for beach access. If the age of the building is of no concern, this is a fun place to stay.

The hotel, while overly ostentatios, is clean, comfortable. The very bet part is the terrific location. If possible, stay in the n\"new" part of the hotel. The "old" part has small rooms and no air conditioning

The Balboa Inn is a long-time favorite offering very basic beach accommodations, nice staff and great location. Hasn't changed much in the 20+ years since we first stayed there.

The rooms are not magical but the location is. The family suite was crazy small and we upgraded to something larger (of course it cost more) but what you are getting here is the location. And yes, if you hate noise, stay somewhere else. If you demand big rooms that are sparkling and new, stay somewhere else. Don't expect it and you won't be disapointed. It […] was wonderful to hand the kids some money and say "see you later" as they hit the boardwalk, the many stores and restaurants, and the beach as they are all steps away. Or pay more and stay in one of the ocean front rooms as they looked much nicer. I'd go again and again and suck up the part I did not like, for the parts I did like.
