the hotel has a good location and the rooms are ample and in decent shape... the public corridors and area need urgent attention, specially carpet and work on the smell coming from the restaurant.

The curb appeal was horrible. Landscaping was overgrown. The lobby smelled horrible, as did the elevator. Our room had gum stuck to the bedside table and a left over beer bottle top on the floor presumably from the previous guest. The walls are extremely thin. Last time we were there it was under different owner/management and it was the reason we returned. This time the professional friendly atmosphere was gone as well as the care and cleanliness of the hotel. We really like the location and price but we will be looking for another place to stay in the future.

Walls were thin so we heard all the partying going on..not fun. Room didn't cool off enough and refrigerator didn't work all that well either.

Literally the worst hotel I have ever been to. The staff is extremely unprofessional (i.e. not even wearing shoes when you bang on a guests room to notify you want them to change rooms for "scheduled maintenance") and the hotel is very run down. This hotel has everything that matters: Congenial staff, nice bed, soft sheets, good TV with excellent channel selection, nice smelling toiletries, ample towels, a tasty free breakfast and free wi-fi. A waste of money

I wish the bed was a bit more comfortable - just some more padding would've been great. Microwave didn't work. :( But definitely a great stay for the price. I could've complained about the microwave, but I didn't bother. I wish they had more tv channels. Very well decorated and looked like it had been renovated. The free hot breakfast was a joke […] though...$2 omelettes is not free. And the other choices were cheerios, frosted flakes, etc and bread and honeybuns. Ew. I went out to breakfast both days. After booking, I called the hotel personally to confirm if the room is ready for my immediate checkin. I was told that yes it is. When I arrived about 4 hours later at 9am, I was told that checkin is at 2pm and that I needed to pay 35% more in order to get in the room before then. Talking to the manager didn't solve anything and I was simply forced […] to pay that fee to get some sleep after 4 hours of driving. The carpet in the hallway smelled like cat urine. The front lobby had people hanging around with a Limo or 2 but the restaurant was closed. I found a $50.00 fee taken out of my account for incidentals of which we had none. It was not put back in my account as of the 26th which i was told would be. This hotel was centrally located to any restraunt, whether it was a chain or local. Walking distance to fast food and beer. Cheapest price in the area and gets a little bit of a sketchy crowd on weekends. I would stay again just for the location and the cost.

Great place to stay and the room was clean. The only issue was that a section of the carpet near the A/C was wet.

this is the worst hotel i have ever stayed in. the first room was flooded the ac was leaking. they moved me to another the same story and they again moved me to a third room same . i was tired at that point so i went ahead stayed in the room will not recommend this room to nobody

Very disappointed in condition of rooms. Wallpaper peeling, 2 foot scrapes on wall, holes in upholstery, large stains on carpet and funk between nightstands. Broken furniture (with graffiti), louver loose on A/C unit. There were toenail trimmings along baseboards. The rooms here are nasty! Attempted to address concerns with Manager and she simply blew […] us off. A coworker was also staying there and had same experience and lack of concern by same Manager. Property is conveniently located and was nice at one time, but has not been maintained. Clientele was reflective of the establishment... Would NEVER, EVER stay there again. This hotel is in a neighborhood I would not venture out after dark walking to even the neighborhood restaurants.

Lobby and bar/restaurant area were picture perfect. Workout room had equipment that was not functioning. In room drawers, cabinet doors were broken and shower head needed to be replaced. Lamp beside bed could not be turned off, and light bulb had to be unscrewed as plug in was behind bed. Very few plug-ins available for electrical appliances. People were getting high and we could smell it in our room, hallway floors were dirty and stained. Management was very rude and they will use anything to keep the $50 deposit. Never ever would stay again.

Great hotel and staff! Centrally located...easy access to major highways. Great restaurants within miles of this hotel, and not too far from a great night life. Definitely recommend this hotel

The only complaint was: I dropped my reading glasses therefore I was looking for them, as i pulled up the bedskirt, I noticed the boxspring was torn and the foam stuff was coming out. I really didn't like that at all. This is a pleasant, quiet hotel in a good location near the high five interchange, even if somewhat dated in appearance. The free breakfast each morning (including hot items and fresh fruit) was a nice add-on benefit as well.

Hotel was durty, Service was poor, Breakfast had no Decaff and service was not satisfactory. I will not select this hotel for my next business trip to Dallas.

Accoomodations were excellent, service personnel very attentive, only recommendation, offer decaf coffee as well as the regular. Otherwise, thanks for an excellent stay.

Hotel was nice only "downfall" if you could even call it that was the elevator smelled like it was freshly oiled.. and there was not a list of places that delivered.

The staff were friendly and helpful, but the hotel could use with a deep clean and a maintenance review. The sliding door screeched when it opened, the hall carpet was stained all the way down, my bathtub faucet was hanging out of the wall, and breakfast tasted like it was cooked days ago and reheated multiple times. This hotel provides an excellent value and sits in the center of Dallas, making access to any part of town relatively easy. We've stayed here several times, and though it is almost time for some upgrades, the rooms are very clean and service is more than acceptable.

Although the staff was very nice the evening we checked in not much impressed us past that. When we arrived our toilet was dirty, as was the shower. Continental Breakfast was a joke. Each person paid for a very low grade hot breakfast with a ticket issued by the front desk upon check in. Breakfast was served in what used to be their restaurant. Food […] selection pineapple, oranges, tomatoes, waffles, pancakes, eggs, sausage, bacon, and a sort of breakfast sandwich. All of which was served from a lukewarm hot tray by a hotel employee. My husband and I felt the food was to regulated to be relaxing. Any items you did not request the first time you were offered food would cost you an additional $5.99 per item, which to us defeated the point of breakfast included. Although we were staying for two nights our card had to be activated by the front desk each day which meant we were locked out of our room a couple times during our stay. GOOD HOTEL,BUT REMEMBER SUNDAY THE BAR AND CAFE IS NOT OPEN. BREAKFAST MY FRIEND SAID, WAS A JOKE,AS I COULDNT GO. NOT ALL YOU CAN EAT, AND SAID THE FOOD WAS NOT GOOD.BUT THE FRONT DESK WAS EXCELLENT, POOL, AND SPA NICE.

Hall Carpet where room was located was very dirty!! The water in the room had a really bad smell. It smelled as if it were coming out of the potty. I rested for about an hour and drove home even though I was really tired. I feel when the carpet is so dirty with spots and it's the first thing you see why would you care if anything else was cleaned.

The Hotel was in a great area for shoping and bussness. We enjoyed our stay very much and plan to stay there again!

Good location, the lobby smells a little like smoke but it's clean and the rooms are nice. There weren't enough wall outlets to charge phones, laptops etc. but it was a fine hotel with very friendly service.

Upon arrival we were given keys to a smelly room. Had the smell of something burning. They changed our room after we had struggled with the cart carrying our luggage. Everyday the cards had to be reactivated; and on one occassion the front desk acted as though it was an inconvenience to them. On three days, housekeeping did not leave facecloths; on […] the last day we were told that front desk did not have any and that housekeeping was closed for the night--it was 7pm. We went to WALMART and bough our own facecloths. Heating/cooling unit in the room we were never able to regulate--my husband and I left with head colds. Not what I expected from a hotel listed on hotels.com. I have an upcoming wedding in OKC and was hoping to use hotels.com to book 6 rooms for my family but now I am really thinking twice. The hallways and carpet in main areas are pretty gross. The room itself wasn't too bad. Be aware though that even though hotel.com's website states that check-out is at noon the hotel boots you out at 11am.
