The location is ideal to Kennebunkport. Its decor is tired and needs an update, reminds me of a 1970's shore motel. The room is large but the decor is old and worn. The parking lot is too small, it must be a nightmare in the summer. Its location is the best feature but if it were updated, it would be a really nice place to stay.

The hotel and the room are conveniently located to all eating, drinking, and shopping establishments. Walking distance to Dock Square.

Our room on the first floor of the annex building was under the heavy footsteps of the guest on the second floor, but after that first night, the hotel moved us to the main house third floor--a larger room with somewhat nicer appointments including a jacuzzi bath and a four post king bed. Much quieter and an improvement if you don't mind the three flight […] walk-up. No elevator. Convenient location right on Kennebunkport's main street, but it can be noisy, especially if you are brave enough to open your windows to the heavy summer traffic. A decent low-cost alternative to some of the more upscale B & B's which abound in the neighborhood. Lisez la suite

While about a mile from the beach the hotel is in a good location for walking into Kennebunk and shopping and restaurants, Very good breakfast included. The beach is certainly worth exploring though the water was cold in mid-August. Most people who were surfing or swimming were wearing wet suits.

Great location, as close to dock square as you can get. Great price. Clean simple room. Friendly and knowledgeable staff. Breakfast just ok but can't complain because it was free!

The view was great . When we arrived it looked a bit run down . No elevators to start, for myself with a bad back it was alot of stairs to the third floor. Extremely old hotel with some upgrades to room . Bed wasn't very good, no support and could feel the springs through the sheet wich is tuff on back. Close to everything in both Kenneybunk and Kenneybunkport […] (can walk to just about everything).Would recomend due to close proximity to everything but could use new beds and a elevator. Great location. Rooms look a little bit out of date. Breakfast could be improved. Great quality value.

Stayed at Kings Port Inn in mid August. The weather did not cooperate with us, but had a nice stay regardless. The Inn is located about 100 yards from Dock Square, so we did not move our car once! Located in the heart of everything (shopping, restaurants, whale watching, etc). The room was very clean and spacious. There was a bit of street noise, which […] you would expect with the location, but the convenience of being a short walk from everything definitely outweighs the noise. The Hotel was great. In a perfect location and our room was beautiful.

We had a lovely time staying at the King's Port Inn. The staff were very friendly and helpful, the room was clean, and we really enjoyed the proximity to the surrounding shops and restaurants. I would definitely reccommend this inn to others.

Everything was great: room, location, a very confortable bed. Breakfast was was OK; the waffle was great! The only negative comment that I have is about a "noisy" fridge. It vibrated so bad that It kept waking me up. I wanted to disconnect it but there was a 3 inches stack of ice in the freezer part of the fridge; I did not want it to melt and make […] a mess. WE STAYED HERE A FEW TIMES AROUND 3 YRS AGO..SINCE THEN THE PLACE HAS BEEN LET GO..DEFINITELY NEEDS UPDATES CARPETS ARE VERY BAD

We stayed there one night in April, 2011. Everything was very good, and we would go back. It has 34 rooms, but it has more the feel of a B&B than hotel. It is located close to everything. There is a continental breakfast, and it was still open when we got back from a walk at about 9:30.

Great location as its walking distance to Lower Kennebunk and all the restaurants and shops you'd need. We went in the off season so it wasn't busy at all. The rooms were standard, large bed, older tv but with good amount of channels, small bathroom. The breakfast in the morning was average at best but what do you expect for complimentary breakfast […] I guess. They did have someone making waffles to order. Overall, I'd defintely stay there again due to the location. Lisez la suite

Lovely inn with spacious, clean rooms in the center of town, walkable to shops and restaurants. Great breakfast!

This hotel was a great deal for the price--spacious clan room with spa tub and separate shower, more than ample continental breakfast. It was only steps away from dock square with lots of shops and restaurants. Although it was not an issue for us, some might find the location a bit noisey.

OUTSTANDING,AND REASONABLY PRICED. WILL DEFINITELY STAY THERE AGAIN!

We arrived several hours early to the Kennebunk area, when I asked the hotel if we could park in the lot since we would be spending the night they allowed us to check in early. What a wonderful surprise! The inn's location is perfect for walking to the downtown shopping district and only a short distance to walk to the public beach area. Our room far […] exceeded our expectations! We stayed in the jacuzzi suite king bed room and it was absolutely beautiful! I would definitely stay again. The only draw back I could share with travelers is that our room was on the third floor and they do not have elevators! Took awhile to pack our luggage upstairs....if you have any health issues this would definitely be a concern. We didn't ask and they didn't offer but they may have assistance with luggage. The hotel was easy to find and the staff were very helpful in assisting with anything we asked. The breakfast provided was more than enough and local restaurants were within a few hundred meters and had excellent food at good prices. The weather was cold and wet when we were there but we found ample to do in and around the area and appreciated our stay […] there. Lisez la suite

Very pleasant staff ,the room and furnishings were fine and very clean. however, the room was very warm and opening a window meant a lot of traffic noise and no privacy as it looked down on a busy intersection. The air conditioner would not cool and only acted as a fan. The bed sheets did not fit the mattress and kept pulling away from the corners.

The room was ok, but the location was very convenient to shopping and dining. The continental breakfast was a nice extra.

Within walking distance of Kenneybunk center and close to the Franciscan Monestary and gift shop.

This place was much prettier than the photo. The rooms were roomy and clean. We were able to walk to the beach and then to dinner. I stayed with my husband and two teenage daughters. We all agree that we will be going here again next summer.

Hotel rooms are dark and dingy, with very old, worn capeting, cheap furniture, outdated, tired coverflets and shams, curtains, pictures, etc. Lighting was very poor. No coffee maker in the room, no telephone book, nor were there other amenities normally expected. Location was perfect, however, and the desk staff were very nice.
