"Great place to stay"
Room was very clean but it's an old hotel and the hall way carpet smells like a wet dog. Very central location, close to EVERYTHING. Concierge was very helpful with our needs. I would recommend to family and friends.

"Good hotel if in the $200 range"
I paid nearly $400 to stay here and it was not worth that amount. The bed smelled of dirty hair (though the bed and linens were clean), the bathroom towel rack was clear duct taped instead of repaired and the elevator, hallway and the room itself smelled. In the morning it smelled even worse. The location is good (just don't go down into the Tenderloin), the lobby is nice and the restaurant next door is excellent. But the smell really bothered me. I asked that the folio be emailed to me upon checking in but I had to follow up twice more after 2 days of not receiving it. It is not a 4 star hotel so if your expectations are from a 2 or 3 star hotel and you are paying that amount, it's an acceptable hotel.

"Great pristine Union Square Location!!!"
Friendly and helpful staff, especially at the coffee shop and front desk. I would highly recommend room without city view as those rooms are much quiter and more enjoyable for rest and sleep. Loud Union Square might disturb your early morning. We had an amazing, clean, quiet room on the seventh floor.

The hotel was in a great central location. It was a nice boutique hotel. The room size was tight, similar to European hotel rooms. It had old charm, and some of the details do need updated (paint, moldings). The room did have modern linens and convenient power stations to charge ipads/ipods as well as an easy to operate TV. The beds weren't overly comfortable and the free wifi wasn't the greatest, but overall our stay was great.

"Good but not our first choice."
Valet service is very slow and had to wait in line on the street. Long line to check in so that was the second reason to wait for a while. Was supposed to have a room with a fold out sofa but had only a king size bed. Instead of waiting in line downstairs again, we just had our son sleep with us. Air conditioner was on all night but it was still hot & stuffy making it hard to sleep. View was of cement blocks. Room was very clean and comfortable. Very nice TV.

My experience at this hotel was terrible. When I arrived the computer system was down so I had to wait a long time until I was able to check in and get a room. The room itself was awful, it was extremely small, probably less than 10 by 10 feet in size, completely not as described. The room also had a window air conditioner which was extremely loud and positioned right next to the bed. I could not get any sleep because of this air conditioner. Overall I would never stay at this hotel again, the room was subpar, definitely not 4 stars. If you do plan on staying at this hotel don't count on being able to get any sleep.

"I was very unhappy"
we arrived Friday night and there was no one at front desk, then there system was down. Staff was unfriendly. At checkout again know one at desk. It took over 50 min to get our car from valet on Sunday. There system was still down, could not get a receipt with the charges that would be charged. Now Monday still don't know what charges will be.Not very welcoming and very low on staff!

"Nice hotel. Nothing special."
It was small. The location was nice. The hotel was clean and really expensive for what it's worth, but that's all you're going to get in San Francisco. I had a pleasant trip but the hotel was nothing special - just a nice place to crash after being at the city all day.

"OK standard hotel - men dyrt"
Hotellet ligger super centralt ift. Union Square og alt shopping i området. Værelserne er fine og i standard størrelse. Fitness lokalet er meget sparsomt. Wifi viker ikke særlig godt - faktisk dårligt.

"After making an adjustment ..."
I had stayed at the Villa Florence years ago, told this to the desk clerk and she mentioned that it had recently been renovated. Hmmm. I think re-decorated might be the better description. The hotel and rooms are very attractive, but go knowing that it is an old building. First, we were taken to a double room, #216. The double bed, etc., would have been fine, but there was literally not enough room to move around in the room once we added our two suitcases and carry-on brief cases. (The suitcases are not giant but are bigger than carry-on size.) The front desk agreed to upgrade us to a queen for $30. Next room was more spacious, very attractive, quiet. However, the bathroom was crazy tight (we are not overweight), had only a shower curtain liner, rather than curtain, and there was an issue with the drain plug mechanism being off center, so that I had water up to my ankles by the time I finished my shower. The restaurant -- Kuleto's -- is terrific for dinner and breakfast. All hotel staff were pleasant and helpful, except for the poor trainee who was left with no supervision. He couldn't even tell us where to make a reservation for dinner in the hotel's great restaurant. (The young man working the bar, where we stopped for cappuccino, also mentioned that he was brand new. Hmmm.)

"Great location for travellers"
Nice boutique-style hotel with its own character in a great location for public transport connections that you need to visit San Francisco and the Bay area - Powell St Station for BART/MUNI/cable cars all half a block away, Caltrain Station on 4th Street accessible through a $6-8 Uber ride or pleasant walk. Had everything you needed in a small and comfortable room. Unfortunately, wifi was hopeless while I was there. As an international traveller trying to use the internet to plan my days and avoid high data roaming charges, this made life hard. If this gets fixed or you have a US data plan, it's a great base for a visit to San Francisco.

"not great - but I don't discount it as an option"
The room is nicely appointed, although it is NOT as new as the pics make it look. All the furniture looks quite worn, etc. The bathroom is very tiny, and aside from still having a tub, they don't have a curved rod installed - minus two points there. The room was definitely *not* cleaned properly, as I had eaten dinner on the desk, and upon my return to the room, while the bed was made, there were still crumbs on the desk. That said - I've surmised that the cleaning staff in San Francisco just doesn't know how to clean, period - as I've yet to stay in a hotel that truly feels like it was properly cleaned. The very worst thing, however, is that the pillows are horridly lumpy and the bed is dreadfully hard, so I slept painfully. Why four stars? Well... I'd still stay again if others that I thought were better weren't available at a reasonable price (which happens often) - the staff are nice and attentive, it feels safe, and it has air conditioning.

"no wifi"
There was no wifi although it advertises wifi. I had a lot of work to do in the middle of the night after meetings. Very inconvenient and really jammed me up. We checked out a day early because of this.

"Great city hotel, good location"
This hotel is all about location, it's basically on Union Square and you have access to all the shops (ie Westfield) and the historic tram. Parking is expensive so we used the Oreilly Farrell public parking nearby (literally down the road) was half the price the hotel was charging. Service was good, they kept our luggage and arranged taxi on last day out and even extended checkout an hour for free. Recommended

"Bay Area get away."
Valet was horrible. Took over an hour to get my car out. They were confused upon our return as to putting it back in valet. Jose at the front was great. Needs some cleaning and updating. Great location.

"You can find better"
The staff was friendly and helpful but I would not recommend this hotel. The room was tiny - very similar in size to rooms in Europe. I've stayed in this area of SF before and at this price point the other hotels were much nicer and larger. Beyond the ridiculous amount of fees (over 70 dollars) I was also charged for mini-bar purchases I never made. Apparently there is a small fridge in the drawer beneath the TV that we never opened. After calling the charge was reversed but it felt like a scam, luckily I was careful checking my credit card bill. Beyond all of that the tub was dirty and barely drained. Not an awful place to stay but I would never go back there. It's dirty, small and they scam their customers out of extra money and hope they don't notice.

"Not a 4.5 star by any means"
Had wanted to stay here for years, as I've been coming to Kuleto's every time we come to San Francisco, this was that time. The location is excellent being less than 1/2 block from Union Square and all its shopping, as well as convenient to Market St and the waterfront (Bay bridge area). The lobby looks nice, if you don't inspect the chairs too closely. There were a raft of problems, some of which are an easy and inexpensive fix, and when we informed the staff of them, they just said "sorry", without trying to make any effort to change, the best was on checkout, the customer service manager said that she couldn't do anything about the issues, but here's my card. issues: large gap under room door, smells, noise and light enter the room; loud inefficient air conditioner; horrible stench in hallway (throughout our stay), no hooks in the bathroom (or storage for that matter); tv far too large for the room (and if you are going to the trouble and expense, why not install hdmi and cable boxes to get a better image?), gym smelled so strongly of bleach, it burned our noses. Worst off was the wifi in the room. If it worked at all, it was spotty, even the business centre had problems, with 1 of the 2 computers down at any time, and the printer didn't function one of the days. On a positive note, apparently there has been a recent Reno, and the room furniture is new, with convenient outlets and built in USB chargers to the night stands. It's just not enough to convince me to return.

"Birthday Weekend"
This was a special getaway for us. We were celebrating my wife's birthday. Upon registering she was wished a Happy Birthday by the hotel staff. Everyone went out of their way to make our stay very special. From hailing a cab, to recommending the best sports bar to watch the Giants game (Lefty O'Douls of course) we had a wonderful stay and will be returning.

"Don't stay here if you are on business"
No wifi for first two days of my stay and staff kept saying they had someone fixing it, which was untrue, eventually moved rooms and had very spotty wifi, think I was actually getting most from another hotel in the area. Other business people were complaining about this in elevators. By third day they only had one elevator, other one broke down and was not functioning for three days. Don't stay here if you are on business, they don't know how to deal or service business travellers.

"Great Location, terrible view"
I loved that this hotel was close to everything. Great food and lots of things to do just as you step out of the hotel lobby. The view was pretty terrible. I looked into what seemed to be a hostel or halfway house. Either way it was gross. They asked if I wanted to take advantage of their valet and over night parking. I said yes, however, had I known it was going to be $70.00 I would have just taken my car down the street to a $20.00 over night garage. Also, I had three different holds on my checking account. I realize that I have to put a deposit down in case I break something but when I'm on vacation I would like to have access to my money and not have three different pending transactions that aren't even real. I would recommend using a credit card for the deposits and not your debit card.

This hotel is at a great location, but is no ways a 4 star property. The elevators and corridor on 3rd floor had a weird smell. The room facing courtyard had construction noise during the night.

"Excellent Hotel"
I cannot say enough good things about this hotel. It is on the expensive side, but if you can afford it or if you can get a good deal, don't pass it up. The staff is so professional and helpful. The hotel lobby is gorgeous. The rooms are pretty and comfortable. We even had an air conditioning unit, which was a pleasant surprise. There was a large flatscreen TV in the room for those who look for that. The wifi in the room worked well. The bed was comfy. There was a small fridge in the room. This may seem like a weird comment, but I liked the tall height of the shower head (tall people will understand the struggle). Everything was very clean. I honestly don't have a negative point to make about this hotel. It is near lots of shopping and restaurants and some art galleries. I felt completely comfortable walking around in the area. Thumbs up in all categories. The hotel also has a nice restaurant and a smaller bar/cafe, neither of which I visited, so I cannot comment on those.

"Great small hotel"
First night was not so great; the room was above a very busy street, and thus very noisy. We changed to an inner courtyard room and slept much better. Great coffee bar, excellent restaurant.

"Classic but updated with excellent location"
Generally in downtown San Francisco you have to choose between comfort and character. Either you're in a corporate tower or in an older boutique hotel where you have to put up with excessive street noise and poorly-functioning elevators. The Villa Florence is ideally located and we found to be extremely quiet and comfortable. A number of the rooms open up onto an internal courtyard and the only noise we heard was a low rumbling of the cable cars. The newly-renovated rooms also have nice features such as USB chargers built into the bed-side lamps which is very useful, especially for international travelers.

"Nice Hotel - Ridiculously bad "incidentals" policy"
The hotel itself is very nice (older and smaller rooms, but very clean and nice), and in a great location. There is a nice restaurant and small bar onsite, which is very convenient. My problem with my stay here was the fact that they tack on a $100 A DAY fee for incidentals, and neglect to mention this during check-in. Be aware of this when you check-in, and plan to use the same credit card for other things. During my recent 5-day stay, more than $800 was added to my charges for incidentals. This remained on my card for approximately 5 days.

"Rooms the size of a match box!"
Went to the City to see Phantom of the Opera. Two families of four. Tried to find something clean in safe area that didn't break the bank. Hotel was very clean. Staff at front desk and door man very nice. We had deluxe double room. Big screen tv very nice. ROOMS ARE VERY SMALL! Two people can not pass each other in the walk way. Can barely get around the beds. No counter or shelf in the bathroom to put your toiletries. Bathroom so small you can brush your teeth in the sink and do your business on the pot at the same time!! The price was average for that area and it was super clean but for the price NOT WORTH IT!!

"Busy area"
We tried to check in at 4 pm and room was not ready. Asked for fresh towels and took them 45 min to bring them. The shower knob broke and bathroom wasnt clean. Dusty furniture. Averal i'll never book at this hotel again. Valet parking super slow and there no way to park on the street while you wait for them to take your car.. You have to drive in circles which is a nightmare

"Very friendly staff"
Hotel was old room was very very small. The staff was very helpful and friendly but parking was a serious problem it's 60 per night! We ended up having to use a parking garage still at 36 a day!! The rooms are not sound proof. We stayed 3 nights would have been happy with just one. It wasn't a bad experience. Just not great either.

"Wonderful boutique hotel"
Our first time to San Francisco - were thrilled with our choice of hotels, loved the boutique style, great location, great service; bonus to have a good restaurant and bar on site too. Only downside was that our room was right outside the elevator door - so was loud in the morning every time the elevator arrived/departed from our floor. That and the very loud air conditioning unit - made for a less than peaceful sleep.

"Nice hotel for a couples get away."
Our only complaint is that the AC never seemed to cool the room down enough. If it were in 90's outside it would've been very uncomfortable in the room. Otherwise, it was a very nice room. The staff was very friendly.

"Great walking hotel"
We walked to Chinatown and from A T & T park after a game and Kuleto's is great and Lefty ODouls is right around the corner. The staff is great and the rooms are nice. We stay here every time we are in San Francisco. The only complaint is the different room prices depending on the time of the year and if there is a convention in town. Consistency would be good.

"Bad doors"
The place looks nice from the first level but once you go up things get worse. Elevator is really small, the doors are terrible (probably could easily be forced open) had to slam them just to shut any door. Including bathroom door. Giving a three star because it's still conveniently located close to a really cool piano bar worth checking out. Staff is friendly. Everything else just okay.
