Among the cheapest hotels in San Juan, and be sure to ask for a room in the main building, which are renovated. We first had a room on the ground floor, in a back patio, and frankly it was pretty bad, dirty, gloomy and old.
We asked for a change after the first night, and they were pretty nice about it, they moved all our stuff to a new room during the day, while we were touring San Juan.
New room was much better, but still a bit spartan.
They will clean the room on demand, not automatically every day, that's not necessarily a bad thing, just unusual by US standards.
We had an issue with dirty sheets one night. We found out they were dirty at 10:30pm when we got to bed (we had asked them to clean the room). When my wife went to the reception to inform them, they made no fuss, and said they would send new sheets. We got them about 5min later, but when we set to make the bed, realized these "new" sheets were even more stained and had holes in them !! Nobody was at the reception anymore, we had to call them on the phone, once again, they were un phased and gave us another set of sheets, this time there were ok. No apologies, it just seemed normal to them. Oh well, Caribbean style I suppose.
Location is not great, you'll need a car, but we knew that. Nice touch, they provide free parking (on the church lot across the street), what's not so nice, as it is a church's parking lot, is that you've got to move your car by 8:30 on Saturdays and Sundays.
