Hotel staff friendly and communal areas well looked after. Our room was in need of an update - some peeling paint in the bathroom and generally tired/dated looking. There was a portable air conditioning unit which, although a bit noisy, we were glad of, and we did get a good night's sleep. Parking is limited - we were lucky!
The room smelt badly because of the fact that the ac was leaking water, when I informed the receptionist she refused to help. Then the cleaner only came when we checked out so we stayed two days without cleaning and no rubbish was taken out.
We experienced a significant issue during our stay: there was a boat day, and we were not informed that we couldn't park in the hotel car park. This lack of communication forced us to search for an alternative parking option, which turned out to be very full, requiring us to park on the 8th floor. We then had to walk to the hotel carrying our bags on a very hot day. Given my fear of lifts, this situation was particularly challenging for me, as walking was the only option to get down from the car with our belongings. It is essential for the hotel to communicate such important information to guests in advance.
The check in was fine but they never informed us of the breakfast hours and on our first morning we arrived 15 minutes past. They did allow us to take a plate from the buffet and eat it in the bar downstairs. laundry service takes a day but they don't work on the weekend so we had to do our own laundry in the room. Cloths did dry in a days time so it was not too bad. There are no electrical outlets near the bedside which is annoying having to charge our phones across the room. The room was comfortable besides the electrical outlets and the bed was comfortable and the bathroom large enough and clean. We did like that the bathroom had a shower instead of a tub.
We normally stay at Holiday Inn Express in Lincoln but wanted to give this one ago, we got upgraded, without realising complete surprise and never given before, so Thankyou lovely touches in the room (canât believe that someone would steal the coat hooks though which were replaced) complementary soft drinks,crisps n choc in chiller in room tea n coffee too. Bathroom lovely n clean again with gels, shampoo n handwash, everything u need. The lounge area and bar areas all comfortable n modern there was even treats for your dog as you enter reception plus iced water orange juice even ice creams for us adults too.We couldnât fault it and will be back

Location is good, hotel is okay, quite dated, and poor that rooms have no bedside tables or plugs - its 2025, and you're charging ÂŁ100 a night - why are you expecting people to unplug things to be able to charge phones and watches?
Location is excellent, right next to the quay, overlooking the water. Lovely big room, good restaurant and bar. Car parking but also just a short walk from the station. We attended a concert in Lincoln Castle, a 10 minute walk from hotel.
